Last minute Disney vacation rentals are easier to find than most families expect, and in the right weeks they cost less than the same house booked six months out. The house is the easy part. What catches people out inside 30 days is tickets that sell out by date, pool heat that needs a day’s notice, and a cleaning fee that makes a short stay pricier per night than it looks.
How Late Can You Book Last Minute Disney Vacation Rentals?
Later than you think. We manage over 100 vacation homes across 20+ resort communities, and when we last pulled our calendar for this post, 18 of them could take a check-in the next day and 31 could take one that weekend. Check-in is 4 pm with a keypad, so there is no office to reach before it closes.
The big homes go early: a 6-bedroom books an average of 83 days ahead, nearly double a condo. Our guide to when to book a vacation rental near Disney covers that case. This post is for the other one: a free week, a flexible date, and 30 days or fewer.
| How far out | Homes with a 3-night opening, last check | What that means |
|---|---|---|
| Inside 3 days | 10 of 119 | Possible, but you take what is left |
| Inside 7 days | 37 of 119 | About one in three homes in every size |
| Inside 14 days | 62 of 119 | Half of the condos and townhomes, 4 in 10 mid-size homes, and 20 of our 26 homes with 7 or more bedrooms |
| 4 to 6 weeks out | About half of all nights | Real choice, and some of the cheapest rates of the year in early November |
| 2 months and beyond | 75 to 90 percent of nights | Book early for a specific home; this post is not for you |

Last Minute Orlando Vacation Rentals: The Weeks That Open Up
For last minute Orlando vacation rentals, these are the weeks to aim for, straight from our calendar: the first three weeks of November, early December before schools break, the three weeks after New Year’s, the two weeks after Easter, and late August through September. In our current calendar, condos run $86 to $130 a night before fees in those weeks, and Disney crowds are lighter, which is not a coincidence.
The weeks that never open, with our calendar’s numbers:
- Christmas through New Year: condos list at $324 to $356 a night, and most homes ask for 7 nights.
- Presidents Day weekend.
- Mid-March to Easter: condos at $222 to $247 a night.
- The last week of April, when the cheer championships push our largest homes to $641 to $750 a night.
- July 4 week.
If your free week lands on one of those, when to book a vacation rental near Disney is the guide you need, not this one. Last minute Orlando vacation rentals in a holiday week are whatever nobody else wanted.
What a short-notice stay really costs
Is it cheaper to book Disney World last minute? For the house, yes in those gap weeks. Our rates inside two weeks run 15 to 30 percent below the same week booked months ahead: Windsor Hills condos listed at $125 to $130 a night for the same season a year out were $86 to $92 for the next three weeks. Booking direct also skips the 6 to 15 percent platform fee.
The trap is the short stay, because the cleaning fee is the same for three nights or five. Three real quotes from our booking engine for the next open dates, every fee and tax included:
| Home | Cleaning fee | 3 nights | Per night | 5 nights | Per night |
|---|---|---|---|---|---|
| 2-bedroom Windsor Hills condo | $160 | $538 | $179 | $707 | $141 |
| 4-bedroom Regal Palms townhome | $189 | $560 | $187 | $768 | $154 |
| 8-bedroom Windsor at Westside villa | $450 | $936 | $312 | $1,227 | $245 |
The condo’s nightly rate that week was $47. Add the $160 cleaning fee, $99 damage protection, a $60 service fee, card and guest fees, and 13.5 percent tax, and a $47 night becomes $179 over three nights or $141 over five. Three nights is where a last-minute house starts beating two hotel rooms, and our vacation home vs hotel cost breakdown runs that comparison for a full week. Our cheapest time to visit Disney World guide shows which gap weeks also carry the lowest ticket prices.
Tickets Sell Out Before Houses Do
Last minute Disney tickets are simpler than they were. Date-based tickets no longer need a park reservation, one-day adult tickets currently run $119 to $209 by park and date, and the price is set by the date, not by when you buy.
Universal is the one to watch. Single-day Epic Universe tickets have sold out Thanksgiving week and the week after Christmas months ahead, while a multi-day Universal ticket has no single-date sellout and is the safer buy inside 30 days. Separately ticketed parties sell out too: Mickey’s Not-So-Scary loses a dozen or more dates every year.
Last minute Disney vacation deals exist, but they are thin. Disney’s own special offers page usually carries a fall and early-winter room discount of up to 20 to 25 percent, with the holiday weeks excluded and no ticket discount.
So the order is tickets first, house second. Check Universal’s ticket calendar and Disney’s, buy the last minute Disney tickets, then book the house.
Homes That Most Often Have Short-Notice Openings
Small homes book last, so the last minute vacation homes Orlando families actually find are condos and townhomes. These are the eight we check first on a Thursday call, plus two large homes for the weeks when even an 8-bedroom sits open.

The Thursday-for-Saturday Checklist
Booking last minute Orlando vacation rentals takes five minutes. These are the six things that go wrong when the rest of the trip gets five minutes too.
- Pool heat is an add-on and takes a day or two to warm the water. From November to March, order it when you book.
- Groceries deliver same day from Instacart and Walmart. Time the drop for an hour after check-in.
- Airport rental cars sell out on holiday weeks. Book the car before the flights, and read our guide to getting from Orlando airport to Kissimmee if you land after dark.
- Check park hours for your dates. Party nights close Magic Kingdom early in October and December.
- Buy tickets before you pack. A sold-out Epic Universe date is the one thing the house cannot fix.
- Pack less. The house has a kitchen, washer, high chairs and pack-n-plays, so our vacation home packing list is short.
Frequently Asked Questions
Can you book Disney World last minute?
Yes. Date-based Disney tickets no longer need a park reservation, so you can buy them the day before and walk in. The house is rarely the problem outside Christmas, spring break and July 4, and the last minute vacation homes Orlando has open are condos and townhomes first. What does sell out on short notice is single-day Epic Universe tickets on holiday dates and the separately ticketed Disney parties.
Is it cheaper to book Disney World last minute?
For the house, yes in the shoulder weeks, where last minute Disney vacation rentals run 15 to 30 percent below the early-booking price. For tickets, no. Disney prices tickets by date, not by when you buy, so a last-minute ticket costs the same as one bought six months ago, and the cheap dates are the ones nobody books late.
Does Disney ever offer last-minute deals?
Yes, but they are small and restrictive. Most years Disney runs a fall and early-winter room discount of up to 20 to 25 percent on select hotels, with the holiday weeks excluded and no general ticket discount. Last minute Disney vacation deals on the hotel side rarely beat a vacation home in a gap week, and the home has a kitchen.
How far in advance can you book Disney World tickets?
Disney releases its ticket calendar roughly a year ahead, and date-based tickets can be bought right up to the day of your visit, subject to park capacity. Prices are set by date, currently $119 to $209 for a one-day, one-park adult ticket, so buying late does not raise the price.
Do vacation rentals near Disney have minimum stays?
Yes, most last minute Orlando vacation rentals do, and ours change with the date. Four months out, three in four of our homes ask for 7 nights. Inside two weeks, more than half take 2 or 3 nights, and when we last checked, 18 homes would have taken a 2-night stay starting the next day. Check the listing’s house rules before you plan a weekend.
Last Minute Disney Vacation Rentals: The Short Version
Inside 30 days, book the tickets first and the house second. Aim for a gap week, stay three nights or more so the cleaning fee spreads out, and start with a condo or townhome, because those are the homes still open on a Thursday. 100+ family vacation homes near Disney with private pools, game rooms, and full kitchens.
